Reserving Your Lot
Once you have decided on a floor plan it is time to choose your building lot. The site agents will assist you in finding the lot that is right for you. Upon selection you can proceed with a lot deposit. To do this you will need to fill out a lot deposit form along with a check. This deposit is fully refundable at any time during the ten-day period. You will also be asked to complete a buyer's financial disclosure. This shows us that you are eligible to purchase the home you have selected. During this time we will work together towards entering into an Agreement of Sale. If the buyer and seller have not executed an Agreement of Sale within ten days, the seller reserves the right to return the buyer's deposit and make the lot available to other interested parties.
Selecting Your Options
During the reservation period you will select the options that will define your new home. The fun process of making color choices is made easier by driving through our community to look for color combinations that appeal to you. Then meet with our agent to choose the exterior and interior finishes for your new home.
The Mortgage Application
If you have not already done so, it is time to meet with a mortgage broker. You can select a mortgage broker on your own, or use one of the brokers recommended by our site agent. The mortgage brokers we recommend have an excellent record of customer service along with competitive rates.
The Agreement of Sale
To sign the Agreement of Sale the buyer must be prepared to pay a 10% down payment on the base price of the home. In addition, the buyer will be required to pay 50% of the cost for the options directly to the seller. We understand that every buyers financial situation is unique and you may have circumstances that prevent you from making this deposit. In this situation we can explore other options.
The Start of Construction
You will have three scheduled walk-throughs during the construction of your home. The first walk-through will be scheduled once the framing has been completed. The second walk-through will be scheduled once drywall is complete. The third and final walk-through is scheduled for the day of settlement. The walk-throughs provide a great opportunity to take pictures and ask questions. Because of the dangers associated with the construction site you may only enter the house during these scheduled walk-throughs with a Rotelle representative.
